REIT subsidiary. Our company leverages the
same business principles and expertise that
Kimco has used since the development of
their first shopping center over 35 years
ago. KDI is headed up by Jerald Friedman,
President; Daniel Slattery, Executive Vice
President and Ralph Conti, Executive Vice President, Southeast Region.
Since KDI was formed in 2001, we've
developed over 12 million square feet of
retail centers all over the country. KDI
pursues the development of quality open-air
retail shopping centers with national credit
tenants, both on our own and through joint
ventures with quality developers. Locations
include Alaska, Arizona, Florida, Idaho,
Nebraska, New Jersey, New York, North
Carolina, Ohio, Texas and Washington. These
projects are or will be supermarket
anchored power centers, mixed-use or
lifestyle centers and range from 80,000 to
over 1 million square feet. We evaluate
sites for their intrinsic real estate value
and tenant interest in the market. We have
established strong, long-term relationships
with leading national retailers, many of
which we have worked with on a variety of
projects. KDIs expertise of understanding
and evaluating the risks and rewards of
retail development allows for quick action
and a prompt response.
Development opportunities are vigorously
pursued on a national basis. And, because we
also work closely with cities and
municipalities, we understand how to meet
the different needs of all the relevant
parties involved. The company locates
development opportunities from various
sources. The sources include tenant
referral, developers, brokers, and other
real estate industry contacts. Tenant
referrals has been a very effective method
to obtain sites as tenants may locate a
parcel too large for them and we will
acquire the balance, or a tenant may
identify a market and we will assist in
locating a site. Furthermore, we continually
receive packages on available land
throughout the country due to the strong
name recognition of Kimco Realty
